Affordability conversations are winning more closings
There’s a scene in Moneyball where everyone in the room is arguing about the same old thing: which players look the part and pass the eye test, while Billy Beane is quietly focused on the numbers nobody’s bothering to explain. He wasn’t finding better players than everyone else. He was reading the situation better than everyone else, and it changed how the game got played.
I think about that a lot in this business, because one of the biggest mistakes I see agents make is assuming buyers need more listings. Most of the time they don’t. What they’re actually short on is clarity. I’ve watched buyers spend weeks scrolling homes online, half-convinced they aren’t ready to buy, and it’s rarely because they don’t want to own. It’s because nobody has shown them what owning a home really looks like once the money is on the table. That gap is exactly where good agents pull ahead, because instead of leading with properties, they lead with a conversation. Here’s how we coach our agents to do it.
Start with the monthly payment, not the sticker price.
The second a buyer hears the price of a house, a lot of them decide it’s out of reach and mentally move on. The trouble is that the purchase price is only one piece of the puzzle. A strong agent widens the lens and walks the buyer through the estimated monthly payment, the property taxes, the homeowners insurance, the loan programs they might qualify for, and their down payment options. We also push our agents to get buyers talking to a trusted lender early, so they understand how their credit and financing actually shape what they can afford. When you make the numbers make sense, a lot of that fear quietly goes away, and buyers who feel steady make far better decisions than buyers who are guessing.
Go back to the buyers who hit pause.
Over the last few years, plenty of buyers stepped off the field because rates climbed or affordability spooked them. That does not mean they lost interest. Usually it just means nobody circled back to pick the conversation up again. Some of the easiest business you’ll find is sitting in your own database, in the buyers who were active six months or a year ago. Their income might be different now. The loan programs available to them might be different. What they want out of a home might be different too. A single honest conversation about where the market is today can turn one of those old leads into your next closing.
Be the agent who explains, not just the one who searches.
Any website on earth can fire listings at a buyer. What a search portal can never give them is context. They need a person who can explain how today’s market affects their actual buying power, who can answer a hard question without flinching, and who can lay out the options they didn’t know they had. That’s where trust gets built, and trust is the thing that moves someone from just looking to signing an offer.
